WHAT YOU NEED TO KNOW
WHAT DOES GATED COMMUNITY MEAN?
β Windsor Hills is a registered-guest-only gated community. Unless approved by the home owner, visitors will not be permitted through the gates.
β Our resort community is manned 24 hours per day, 365 days a year.
β Windsor Hills has been awarded the “Secure Resort” Seal from the Central Florida Vacation Rental Professionals Group. What does that mean for you? Windsor Hills is highly regarded for our commitment to guest security which is shown in the following ways:
- 24 hour gated access
- Registered guests only
- Zero tolerance for illegal drugs or unauthorized parties and events
- Quiet hours and surveillance cameras throughout the resort

We are able to accept all major credit cards for both payment and the security deposit.
DO YOU OFFER ANY DISCOUNTS?
β Stay longer and save more! We offer an extended stay discount for our families visiting for 14 days or more! (Cannot be combined with any other offer)
β As our way of saluting and thanking emergency workers like police, firefighters, doctors, nurses and child protection workers, Queens Landing is happy to provide you 10% off your stay with proof of identification. This offer is also extended to active-duty, retired, and veteran military members. Please message us to have your discount applied to your quote. (Cannot be combined with any other offer)
WHAT ARE THE CHECK IN/OUT INSTRUCTIONS?
β Queens Landing is to be occupied by the registered guest only and those included within the reservation.
β Check in time is 4:00 PM eastern time at date of arrival.
β
Check out time is 10:00 AM eastern time at date of departure.
β
You will be provided instructions on how to access our home including your unique keyless door code 14 days prior to your arrival.
β We employ a full-service property management company that has staff on-site in Windsor Hills Resort all day. You will be provided with their contact information and should you have any questions or concerns they will be addressed promptly.
WHAT DO I NEED TO BRING?
β Like all Disney vacation rentals, our home is a "self-catered" vacation home. Guests are responsible for providing all cleaning supplies, laundry detergent, paper goods and other personal items for their use. The complimentary items below however are provided as a convenience for you when you first arrive.
• 1 sample of shampoo and conditioner per bathroom
• 1 roll of toilet paper per bathroom
• 1 roll of paper towel
• 1 trash bag per bathroom
• 1 dishwasher detergent
• 1 trash bag in kitchen
DO I NEED TO PACK MY OWN POOL/BEACH TOWELS?
β No. Pool towels are located in the home for your use.
ANYTHING I SHOULD KNOW ABOUT THE RESORT AMENITIES?
β All resort amenities are available to guests at NO extra cost.
β Children are required to be accompanied and supervised by an adult at all times when using the resort facilities.
β All registered guests will be provided wristbands by the Welcome Center prior to using the community amenities. These wristbands are FREE for our registered guests and should be worn at all times during the length of your stay.
β Pool and water park hours vary seasonally, so please check with the Welcome Center for current hours. Please note that the minimum height for the waterslide is 42 inches.
IS THERE A SHUTTLE BUS SERVICE TO THE PARKS AND SHOPPING MALLS?
β Windsor Hills does not offer a shuttle bus; however, Uber and LYFT are affordable options to get you where you need to go. Please speak to Reception at the Welcome Centre as they may have alternative options as well.
IS THERE A FEE FOR PARKING?
β
Parking is always FREE at Windsor Hills!! - There is a three (3) vehicle maximum however.
β Our townhome is equipped with one parking space (private driveway).
β There is also parking spaces adjacent to our home for additional vehicles.
β There is an over-sized parking lot for trailers and recreational vehicles (RVs); however, prior permission/approval is required. Please notify the owner as soon as possible if you will require this service as there are very limited spaces and are on a first-come first-served basis.
DOES YOUR HOME HAVE SECURITY CAMERAS?
β There are cameras at the resort entrance, throughout the neighbourhood, at the front door of the townhome and around the pool equipment.
β There are no cameras inside the home or any that intrude on private space such as the splash pool. Footage remains private and may be used for liability reasons and to monitor occupancy and capacity limitations.
WHAT IS THE BOOKING, REFUND AND CANCELLATION POLICY?
β Queens Landing requires a $300.00 deposit to secure your dates.
β The remaining balance is due 60 days prior to your scheduled arrival.
β Cancellations made prior to 60 days before your scheduled arrival will be reimbursed 100% of the monies paid, minus a $100.00 administration fee.
β Cancellations made after 60 days prior to your scheduled arrival is no longer subject to any refund.
β Our home offers standard travel insurance as well as "CFAR" (Cancel For Any Reason) travel insurance, provided through a third-party national travel insurance company for a competitive rate. If travel insurance is of interest, you will have the option to purchase it during your booking process.
β The full terms regarding our policies will be found in the rental agreement, which is signed online during the booking process.
Online Travel Agencies (OTA's) such as VRBO and AirBnb charge upwards of 10% to 15% for using their platforms. Book Directly and confidently with us to save these service fees. Our encryption keeps your online transaction heavily guarded from start to finish.
As owners, we only list our home with REPUTABLE bookings sites. If you see our property posted on another site for a nightly rate that seems to good to be true, it definitely is! Please be cautious of fraudulent advertisements for ANY Windsor Hills property before booking. If you have any questions, please feel free to reach out.
